UPDATED in August, 2024, and five bonus towns added! Living near the water is a lifelong dream for many people. So when retirement time arrives, moving to a lakeside town, riverfront hamlet or seaside community is a natural inclination. The trick is to find a reasonably priced place near the water.
Here we have 35 U.S. towns (plus five bonus towns) that sit next to a lake, have a lake within their boundaries or are along a river or a seacoast. They have a cost of living that is close to the national average (some have costs slightly above the national average, but most have costs below it).
We look at housing prices, population, median income, climate, percentage of residents age 45 or better, medical facilities, public transportation, political leanings and more. No place is perfect, however, so we also point out each town’s potential drawbacks.
Reviews are short and to the point for quick reading.

Title: Needs updating, but good starting point
Review: Hope new edition also includes manufactured housing communities with new mortgage interest rates and requirements.

Title: Unimpressed
Review: If I had seen this book I would not have bought it. Information is presented in paragraphs. Some info with headings. No pictures at all. No tables to be able to find or compare stuff easily. Just blah.

Title: Waste of money
Review: Not a single picture, just text about towns mostly in Florida. And all the towns are very small. Unless thatâs what youâre looking for, donât.

Title: Incorrectly Titled
Review: Cities where the average home is $645,000; is not an affordable community. I didn't see one of the communities listed in this book as affordable. Should just drop that word in the title.

Title: Not what I had hoped for!
Review: Most of the towns were in Florida. Itâs like the writer didnât really travel very far or do much research for this book. Disappointing.

Title: Not worth the price
Review: 73 page pamphlet with large typeface, wide margins and plenty of empty space. Six of the Florida pamphlet locations are duplicated in this pamphlet.Data can easily be googled. Waste of money.

Title: Almost All Small Towns
Review: Should have been titled "35 Affordable SMALL Waterfront Towns." Only a few medium or large towns listed -' most cities were under 50,000 population.
